Fraser Valley Home Prices Plummet 26% from 2022, Benchmark Now $885K

Fraser Valley home prices have plummeted 26% from 2022 levels, with a benchmark price of nearly $885,000. This drop comes as the region's sales activity remains relatively flat, with 1,147 sales on the Multiple Listing Service in June.

What the numbers show

The sharpest drop is in the apartment segment, where the June benchmark price is down 9.1% from the same month last year. Single detached homes have a benchmark price of $1.35 million, down 7.7% from June 2025.

What it means for you

If you're a buyer looking to enter or move up in the market, the Fraser Valley may offer more affordable options. However, qualified buyers on the sidelines may need to recognize the value available today to take advantage of these opportunities.
